If you are not satisfied with your current letting agents’ performance and would like to benefit from our extensive experience, we have made it simple for you to switch to our property management service (Fully Managed). Our dedicated lettings and management team will take care of everything for you. They will handle all the related administration to ensure that the switch proceeds as smoothly as possible.

 

Every landlord that transfers the management of their property to our Fully Managed service will receive the following:

♦ Where a tenant already exists in a property, we will review the lease agreement with no requirement for you to pay initial set-up or administration fees.


♦ Once the tenancy has commenced and we have received your first rent, we will refund £50 from the first management fee.

♦ You will have the peace of mind of our Satisfaction Guarantee – if for any reason you decide that our managed service is not completely right for you within the first 3 months of the transfer, we will be happy to terminate our contract with you – no questions asked!

♦We will do all the hard work for you and our dedicated team will help you every step of the way. We will do all we can to switch you across to our Fully Managed service within 4 weeks.


How to switch to us
1. Contact us.
If you are thinking about moving, talk to us! Let us know in plenty of time before your current contract/ tenancy agreement is due to end. This will give us time to prepare the paperwork, marketing material and organise the transfer of the management of your property to us in advance.


2. We will check your current contract.
You are not always obliged to stay with your current letting agent - especially if you are not happy with the level of service you are receiving or if your current tenancy is due to end shortly. We will be happy to check your agreement (on a no obligation basis) and advise you further.


3. We contact your current agent.
Once you have decided to switch, we will contact your letting agent and notify them of your intention to switch. We will arrange for the collection of the necessary paperwork such as tenancy agreement, inventory, gas safety record, electrical certification, legionella certification, rent schedule, deposit protection certificate, EPC, management keys etc.


4. We contact your current tenant.
We will contact your current tenant to introduce ourselves, let them formally know that Hadham will now be managing the property and give them all the necessary information such as bank account details (to ensure the continuity of rental payments) and contact details for property management matters.


5. Tenancy transfer to Hadham and switch completion.
It generally takes about 3-4 weeks for the completion of the transfer. Throughout this process, our dedicated switching team will ensure that they do all the hard work for you – so the switch to Hadham proceeds as smoothly as possible for you and your tenant.


6. You get £100 cash back!
Once the switch has taken place, subject to the terms of the Cash Back offer, you will receive £100 Cash Back. Remember, we give£100 Cash Back for every property transferred.
